About Bay Park

Bay Park is the westernmost neighborhood of Clairemont and is within the 92110 zip code.

This neighborhood is bordered by Morena Blvd to the west, Tecolote Canyon to the east, Balboa Avenue to the north and Tecolote Road to the south.

Consistently ranked as one of the most liveable neighborhoods in San Diego, Bay Park offers:

Living In Bay Park

As noted earlier, the views from many of the homes are simply stunning and can compete with those of any other San Diego coastal neighborhood.

In fact, the 180 degree panoramic views along Clairemont Drive are so spectacular that every year on July 4th, people from all over San Diego come to park their cars along the hillside just to take in all the different fireworks shows!

You’ll often hear Bay Park referred to as having a “village”, but it really is more like a tale of two villages.

The first village is the area in and around Morena Blvd (just across from Interstate 5), between Napier Street and Asher Street.

Here you will find a variety of excellent restaurants and bars (be sure to try Bay Park Fish Company, High Dive Bar and Grill, Baci Ristorante Italiano, and Luce), as well as the iconic Siesel’s Meats market.

The other village is “up the hill”, at the top of Clairemont Drive.

Stretching between Burgener Blvd and Iroquis Avenue, here you’ll find Clairemont Village Shopping Center (be sure to try Sprout’s grocery store, Farmer’s Table, Fast Times, and Sandwich Emporium), as well as a terrific public library that was built in the 1950’s.

Either village area is walkable on its own, but it’s 1 mile (mostly up hill) between the two so you may be needing the use of a car to get from one village to the other.

On the subject of walkability (or biking), living in Bay Park not only means overlooking beautiful Mission Bay, but actually being able to easily access and enjoy Mission Bay Park.

The water, sand, grass and sidewalks of one of the largest and most beautiful parks in the entire country is as close as 1,000 feet!

Bay Park Real Estate

Bay Park real estate offers some of the best value that you are going to find in coastal San Diego.

While the neighborhood is primarily comprised of single-family residences, there also are a number of choices in condo and townhome complexes (none are taller than two-story) as well.

Though many single-family homes have been replaced or added onto, you can still find homes that are originals. These are easy to spot because they are single-story and feature one car garages.

In regard to taxes, tax rate in Bay Park is approximately 1.23% of the net value of a property and there are no Mello Roos.

As for HOA fees, these only apply to the condo and townhome complexes.

  • Bay Park homes for sale typically are priced between $300,000 and $2 million dollars.
  • Single-family, detached homes for sale in Bay Park usually start in the $500,000 dollar range.
  • Residences offer 350 sq. ft. to 5,640 sq. ft. of living space.
  • Lot sizes can be as large as 2.5 acres.
  • Residences feature 1 – 8 bedrooms.

Bay Park Schools

Children are served by the San Diego Unified School District.

Those living north of Clairemont Drive attend Toler Elementary School and those living south of Clairemont Drive attend Bay Park Elementary School.

In addition, the neighborhood is home to Longfellow Spanish Immersion Magnet School (K-8). To be considered, applications for new students (only K-1) are directed to the San Diego Unified School District.
