Central San Diego is bisected by Interstate’s 8, 15 and 805.
The region, which extends approximately 10 miles west to east and 6 miles north to south, is bordered by Route 52, El Cajon Blvd, Lake Murray and Old Town.

The Central San Diego real estate market offers a considerable amount of variety and price points. In fact, with the exception of oceanfront living, you can choose any type of home that you are looking for.
Here you will find exclusive, guard-gated communities, hillside residences, oceanview houses, walkable villages, historic neighborhoods, lakeside living, homes adjacent to nature preserves, as well as condo and townhome complexes.
In regard to property taxes, the tax rate in Central San Diego is approximately 1.23% of the net value of a property and there are no Mello Roos.
As for HOA fees, for the most part, only condo, townhome and gated communities are assessed a monthly fee. Typically, non-gated, single-family home neighborhoods are not.

For the purposes of this guide, rather than focus on the beach (which is, at the most, only 20 minutes away), I’ll focus on what is in the actual Central San Diego region…exceptional parks and nature preserves (all with terrific trails).
But first, let’s start with what gets us outdoors…the amazing weather!
Here the four seasons are early Spring, Spring, early Summer and Summer.
A slight exaggeration, perhaps, but not very far from the truth.
Because the Central San Diego region extends west to east for approximately 10 miles, some communities are able to enjoy the cool breeze from the Pacific Ocean.
As you travel further eastward, to the further reaches of the region (San Carlos, for example), it’s going to get a bit warmer, especially in the summer.
To give you a good idea of the temperature range, in August the average high and low temperatures in Old Town (furthest west) are 76 and 66 degrees.
In San Carlos (the furthest east), the average high and low temperatures in August are 81 and 65 degrees.
As mentioned earlier, Central San Diego is home to some of the best nature preserves and parks in all of San Diego County.
