The Coastal San Diego real estate market offers just about everything under the sun.

So, if you are searching for an expansive, oceanfront or bayfront estate, then you’ll have plenty to choose from. If you are looking for a home perched on a hillside, the region has you covered there as well.

The same goes for master-planned communities, golf course residences, luxury condominium towers, smaller starter homes, small condos and townhouses as well as gated properties.

In regard to property taxes, tax rate in Coastal San Diego is approximately 1.23% of the net value of a property and only in a few instances is a community assessed yearly Mello Roos.

As for HOA fees, for the most part, only condo, townhome and gated communities are assessed a monthly fee. Typically, non-gated, single-family home neighborhoods are not.

So, what is there to do in Coastal San Diego?

For the purposes of this guide, I’ll focus on the beaches, parks and nature preserve’s (all with terrific trails). But first, let’s start with what gets us outdoors…the amazing weather!

Coastal San Diego Weather

Here the four seasons are early Spring, Spring, early Summer and Summer.

A slight exaggeration, perhaps, but not very far from the truth. Except for about two weeks during the day when it can get into the mid 80’s and another two weeks when during the day it can dip into the mid 50’s, the weather is near-perfect.

Coastal San Diego Beaches

Coastal San Diego encompasses some of the best beaches anywhere in California.

There are so many, but some of the best include:

  • “Windansea”, “The Shores” and “Black’s” in La Jolla.
  • “Central Beach” in Coronado.
  • “Santa Monica Avenue” in Ocean Beach.
  • “South Mission” in Mission Beach.
  • “North PB” in Pacific Beach.

Coastal San Diego Parks

The Coastal San Diego area is home to a wide variety of parks.

Some of the very best include:

Mission Bay Park

  • The largest aquatic park in the country (4,200 acres).
  • 27 miles of shoreline.
  • 19 miles of sandy beaches.

Robb Field

  • Located in Ocean Beach, alongside the San Diego River.
  • Fitness club.
  • 2 lighted outdoor basketball courts.
  • 8 softball fields (one lighted).
  • 5 unlighted multipurpose fields.
  • 12 lighted tennis courts.
  • 4 lighted outdoor handball courts.
  • Permanent rugby goals and portable soccer goals.
  • The city’s first skateboard park.

Ellen Browning Scripps Park

  • Located in the Village of La Jolla.
  • One of the most photographed spots in all of San Diego.
  • Encompasses La Jolla Cove, Boomer Beach and Shell Beach.

Kate Sessions Park

  • Located on a hillside in Pacific Beach.
  • 79 acres of mostly grassy area.
  • Terrific views of the ocean, Mission Bay and Downtown San Diego.
  • 3/4 mile path.

Liberty Station Waterfront Park (NTC Park)

  • Located in Point Loma (literally at Liberty Station).
  • 46 acre grassy park along an inlet of San Diego Bay.
  • Across from San Diego International Airport.

Coastal San Diego Trails And Nature Preserves

Coastal San Diego is about as gorgeous as it gets.

A few of the very best places in the region to enjoy a nice walk, run or hike (and in some cases, bike) include:

Torrey Pines State Reserve

  • Located in the most northern point of La Jolla.
  • 1,500 acres of protected, undeveloped land.
  • Multiple 1.25 miles of trails (one leads all the way to the beach).
  • Breathtaking views.

Rose Canyon Open Space Park

  • Tucked between the Interstate 5 and Interstate 805 freeways, just south of Route 52 (Clairemont and University City).
  • A running creek.
  • Birding opportunities.
  • 5.5 miles of trails.

Sunset Cliffs Natural Park

  • Located in Sunset Cliffs.
  • 68 acres of gorgeous, panoramic ocean views.
  • California gray whales can often be seen migrating annually.

Tecolote Canyon Natural Park and Nature Center

  • Located in Clairemont.
  • 6.5 miles of trails.

Coastal San Diego Schools

Except for Coronado, children in the rest of the communities in the region are served by the San Diego Unified School District.
