As we work through the Covid-19 pandemic and the challenges that it has brought, I am happy to report that homes are still being listed and sold in San Diego.

The way in which we have to go about it is slightly different than before, but rest assured that if you are looking to sell your home, then we will be able to make it happen for you.

Please read through the following items so that you have an understanding of the current home selling requirements and process. All information is up to date.

 

  • We are happy to meet with you in person (respecting social distancing and face covering protocols) for our initial meeting, however we also have the option to talk on the phone or via Zoom video conference, if that is more comfortable for you.
  • Staging consultations will be conducted virtually.
  • Sellers are required to sign COVID disclosures and addendums, as required by the California Association of Realtors.
  • Some vendors (photographers, inspectors, etc.) may require that your property be vacated during the time they render their service.
  • Prior to showing your home to a Buyer, the prospect will be screened to determine their commitment,
    as well as their pre-approval information confirmed by a lender. We can also ask Buyers any
    questions, on your behalf, that you would like answered before they enter your home.
  • If your home is not vacant, prior to allowing an in-person showing, prospective Buyers are required to view all photos, video and virtual presentations, as well as marketing materials.
  • If you agree to it, Buyers may ask for a virtual walk through of your home via Zoom,
    Facebook Live or video phone call.
  • The “Posted Rules for Entry” (PRE) must be posted at the entrance to the home and be clearly visible.
  • Prior to any person entering your home, they are required to read and sign the Coronavirus Property Entry
    Advisory and Declaration – Visitor form (PEAD-V)”, acknowledge receiving and agree to the Prevention Plan and attest they are not, to the best of their knowledge, afflicted with COVID-19, among other things. 
  • You are encouraged to turn on all lights and open all doors to minimize the touching of switches and
    knobs.
  • We recommend that you sanitize your home after an in-person showing.
  • There are no Open Houses allowed at this time. If you agree, your home can be shown by appointment, to only one Buyer (a total of two people) at any one time.
  • Live Virtual Open Houses require one member of Frank Grannis to be at the home for one hour, while no one else is present.
  • You should be prepared for Buyers to ask for longer contingency and escrow time frames.
  • You should be aware that there are new considerations in a transaction, such as the ability for either party to cancel a transaction due to COVID-related issues that may arise for either party.
