Why Do You Offer A Refund?
I offer a refund to buyers because it is the right thing to do and it’s my way of saying thank you for putting your trust in me!

If You Are So Successful, Then Why Do You Basically Give Away Money That You Don’t Have Too?
Yes, I have been consistently successful every year in real estate. In fact, I have sold over $100 million dollars just in the last five years alone.

Additionally, I currently rank in the top 1.5% of all real estate agents in the United States in dollar volume (Real Trends / America’s Best Real Estate Agents rankings) and am perennially honored by the San Diego Association of Realtors and the San Diego Union with the prestigious “Circle of Excellence” award.

No other top ranked, full-service San Diego real estate agent shares with their buyers a single dollar from their commission.

And I simply think a client that chooses to work with me deserves my proper thanks. It is one thing to say “thank you”. It’s an entirely different thing to show “thank you”.

Is There A Catch?
There is no catch.

The only slight change that has had to be made is due to the new regulations that have been revised about the nature of the relationship between a buyer and the buyers agent. Now, every real estate agent (via their brokerage) and buyer must have a signed agreement that formalizes the relationship. And as part of that agreement, the buyer commits to compensating their buyers agent.

This is somewhat different than when it was usually assumed that the seller would pay the buyers agent’s commission.

What I can tell you, is that in all of the many transactions that I have closed since these changes were made, not a single buyer that I have represented had to pay my compensation, rather the sellers have continued to do so, as before.

So, at the end of a transaction, the result will still wind up the same way. And from the compensation that I am paid by the seller, I in turn share that with you, my client.

When Do I Receive My Money?
Once we close escrow, I will receive my compensation, and then at that point, I will pay you (approximately one week after we close escrow).
