The North County Inland San Diego real estate market offers pretty much everything you could ever desire (except for an oceanfront home).
Here you will find large estates, hillside enclaves, gated residences, golf course homes, master-planned communities, horse properties, condo and townhome complexes, 55+ communities and lakefront houses.
Because so much of the area is comprised of rolling hills and mountains, there are many homes throughout North County Inland San Diego that feature terrific views (even of the Pacific Ocean in the distance).
In regard to property taxes, the tax rate in North County Inland San Diego varies by city, from a low of approximately 1.09% to a high of approximately 1.15%. For perspective, the city of San Diego’s property tax rate is 1.23%.
Concerning Mello Roos, some communities (typically those that are “newer”) are assessed yearly Mello Roos. The amount of the assessment can be less than $50 a month or it can be as much as $200 – $300 a month.
As for HOA fees, this too varies from community to community throughout the region.
Typically, any condo or townhome community will assess a monthly HOA fee. The same applies to gated single-family home communities as well.
However, there are plenty of communities and neighborhoods in North County Inland San Diego (across the pricing spectrum) that are not a part of an HOA.
