The Rancho Santa Fe Covenant Community
Rancho Santa Fe Covenant was named a California Historical Landmark in 1989 as an important example of a planned community.
Developed beginning in the 1920’s, with architect Lillian Rice on the lead, the community was designed in the California Spanish Colonial Revival architectural style that is still prevalent to this day.
Rancho Santa Fe Covenant is at once exclusive and understated, elegant in its stature, yet comfortable in its semi-rural roots.
Most of the community consists of rolling hills that are peppered with low-density, large-lot residential development (the average lot is more than two acres in size).
A number of the luxurious and exclusive residences within “The Ranch” (as residents fondly refer to it) incorporate private gates, but the community itself is not gated (though there is a full-time security patrol).
The Rancho Santa Fe Covenant Agreement
The Covenant is a protective agreement among property owners “to preserve the unique character of the community and uphold the quality of future architecture.”
First adopted in 1928, the Covenant is managed by the Rancho Santa Fe Association.
In addition to the original Covenant, any property annexed after 1928 has a specific Covenant Acceptance Agreement.
The Covenant Acceptance Agreement is a legally binding contract between the Association and the property owner and is considered to be an addendum to the Protective Covenant.
This agreement is bound to the property and transfers with the property when it is sold.
The new owner is then obligated to comply with the same requirements as other Covenant owners and is entitled to the services and member privileges of the Association (see Covenant privileges below).
Rancho Santa Fe Covenant Real Estate
Real estate in the Covenant encompasses approximately 1,900 single-family detached homes and estates (there are a few attached homes as well).
Rancho Santa Fe Covenant is managed by the Rancho Santa Fe Association and yearly dues are assessed at 14 cents per every $100 of property value, as shown on the San Diego County tax assessor’s roll.

Opened in 1929, the Rancho Santa Fe Golf Club is located in the heart of the community.
Property ownership in the Covenant includes a social membership to the club and the opportunity to join as a golf club member.
This 18-hole 7,073 yard, par 72 championship course, is considered one of the top courses in California.
In fact, the golf course was the home of the Bing Crosby (one of the first residents of the community) “Clambake”, which was the predecessor to the AT&T Pebble Beach Tournament.
Rancho Santa Fe Tennis Club
Established in 1962, the Rancho Santa Fe Tennis Club features 10 hard courts and 2 clay courts
A recepient of the USPTA’s “Outstanding Facility of The Year” award, as well as a winner of the Lillian Rice Award for architecture, the tennis club, just like with the golf club, offers membership opportunities to those who own property in the Covenant.
Osuna Ranch
Residents of the Covenant enjoy private access to the historic 23 acre Osuna Ranch, which is one of the oldest preservation properties in California.
Home to a historic adobe as well as a horse boarding and training facility, residents can enjoy the picnic areas and the covered gazebo.
Arroyo
Residents enjoy private access to the 68 acre Arroyo.
The Arroyo is comprised of equestrian and hiking trails, a fishing pond, and an area for camping.
Private Trails
Covenant residents enjoy private access to almost 60 miles of equestrian and pedestrian trails.
Sports Fields
Two private sports fields in the Covenant are for the exclusive use of residents and their guests.
Managed by the Rancho Santa Fe Association, the sports fields are available for use by local, organized youth leagues.
Rancho Santa Fe Field
“The Field” consists of a regulation size soccer field and baseball field (including 90-foot base paths), as well as a play structure.
Richardson Field
Richardson Field features baseball fields (with smaller 70-foot base paths), as well as a youth-sized soccer field.
Rancho Santa Fe Covenant Schools
