Solana Beach Neighborhoods & Communities West of Highway 101
“West of the 101” is the area of Solana Beach that is, literally, no further than 0.3 miles from the Pacific Ocean.

Solana Beach Neighborhoods & Communities West of Interstate 5
“West of the 5” is the area that extends for just under one mile, between Hwy 101 and Interstate 5.
The northern part (in and around Lomas Santa Fe Drive) is comprised mostly of single-family homes, while the southern part (in and around Via De La Valle) primarily consists of townhome and condo communities.
Many residences west of Interstate 5 feature terrific views of the Pacific Ocean.
Solana Beach Neighborhoods & Communities East of Interstate 5
“East of the 5” is the area along, and to the north and south of, Lomas Santa Fe Drive that stretches for one mile until it intersects with Highland Drive.
Here you will find Lomas Santa Fe Country Club (complete with two golf courses) and master-planned communities that include single-family homes as well as condos and townhouses.
Though a little further from the beach, many residences “east of the 5” still feature views of the Pacific Ocean.
About Solana Beach
Solana Beach is a beautiful coastal North County San Diego city that is home to approximately 13,000 residents.
Located 20 miles north of downtown San Diego, the city is situated north of Del Mar, south of Cardiff-by-the-Sea and east of Rancho Santa Fe.
Much like its Del Mar neighbor, when most people think of Solana Beach, usually the first thought is of its beautiful 1.5 miles of sandy beaches (Fletcher Cove, Tide Beach Park & Seascape Surf).
However, as gorgeous and spectacular as it is along its coastline, the city actually extends 2 miles to the east as well.
Though the oldest home (Stevens House) here dates back to 1887, it wasn’t until 1922 when Solana Beach (which until then had been called Lockwood Mesa) first was developed.
After the Great Depression, the first big wave of growth didn’t happen here until the 1950’s (rather than the 1930’s as many had hoped).
By the time the early 1970’s rolled around, the city’s attention was given to civic beautification projects.
It was during this period of time that billboards were removed, hundreds of Torrey and Aleppo pints were planted and walking trails were created.
In 1986 Solana Beach was incorporated.
In the decades since, the city has become home to a popular train station, commercial business has expanded (particularly along Cedros Avenue and Hwy 101), smoking was banned on public beaches (the first city in California to do so) and more beautification projects have been implemented.
With great beaches, excellent shopping, a legendary live music venue (Belly Up Tavern), interconnecting trails that run all the way to the Pacific Ocean and a variety of excellent dining and bar options, it’s easy to see why so many people want to make Solana Beach their home.
Solana Beach Real Estate
In Solana Beach, you’ll find oceanfront single-family residences and condo communities (on bluffs, not directly on the sand), golf course homes, master-planned communities, townhomes and expansive estates.
Also, because of the area’s rolling hills, many properties feature views of the Pacific Ocean, San Elijo Lagoon and the surrounding hillsides.
In terms of taxes, the tax rate is approximately 1.06% on the net value of a property and there are no Mello Roos.
