About Uptown San Diego

Uptown San Diego is comprised of San Diego’s historic communities that were some of the city’s first suburbs.

The area is bordered by Interstate 5 to the west, Interstate 805 to the east, Interstate 8 to the north and by Route 94 to the south.

Uptown San Diego Real Estate

Uptown San Diego real estate is comprised of historic communities with a mixture of single-family homes (many are single-story), luxury condos, as well as smaller townhouse and condo complexes with little to no amenities (or views).

In regard to property taxes, the tax rate in Uptown San Diego is approximately 1.23% of the net value of a property and there are no Mello Roos.

As for HOA fees, this applies to condo and townhome complexes only. All single-family homes (regardless of the community) do not have to pay an HOA fee.

  • Uptown San Diego homes for sale typically are priced between $250,000 and $16.5 million dollars.
  • Residences offer 300 sq. ft. to 13,500 sq. ft. of living space.
  • Lot sizes can be as larges as 6 acres.
  • Residences feature studios to 10 bedrooms.

Uptown San Diego Living

For the purposes of this guide, rather than focus on the beach (which is no more than 15 minutes away!), I’ll focus on what is in the actual Uptown San Diego area…exceptional parks and nature preserves (all with terrific trails).

But first, let’s start with what gets us outdoors…the amazing weather!

Uptown San Diego Weather

Here the four seasons are early Spring, Spring, early Summer and Summer.

A slight exaggeration, perhaps, but not very far from the truth.

Because Uptown San Diego extends from west to east for only 4 miles, most communities enjoy the effect (or most of the effect) of the ocean breezes.

To give you an idea of the weather, the average temperatures throughout Uptown San Diego in August are 77 degrees for the high and 66 degrees for the low. In December, those numbers average 65 degrees for the high and 48 degrees for the low.

Uptown San Diego Parks

Because it is historic and urban, Uptown San Diego may not seem like it would have a lot of greenery and open space, but it does.

Balboa Park

Talk about a neighborhood park!

  • In existence since 1835.
  • National Historic Landmark.
  • 1,200 acres.
  • Home to the San Diego Zoo, Old Globe Theatre, Reuben H. Fleet Science Center, San Diego Museum of Art, San Diego Natural History Museum and Spreckels Organ Pavillion, among many others.
  • Over 15 museums, gardens and attractions.

Grape Street Dog Park

  • Located in South Park, at the intersection of Grape and 28th Streets.
  • 5 acres.
  • Largest dog park in Balboa Park.
  • Dog water fountains and a few picnic tables.

Montclair Neighborhood Park

  • Located in North Park, south of Quince Street and next to Interstate 805.
  • 9 acres.
  • Grassy area, a playground and a few picnic tables.

Morley Field Sports Complex

  • Technically a part of Balboa Park.
  • Bordered by both the North Park and South Park neighborhoods.
  • 25 (lighted) tennis courts.
  • Large public swimming pool, archery fields, play areas, a senior center, a multi-purpose field, bocce courts, a dog park, a disc golf course, a velodrome, picnic areas, trails and a fitness course.

North Park Community Park

  • Located in North Park, between Howard and Lincoln Avenue.
  • 3 tennis courts, a recreation center, 2 basketball courts, 2 racquetball courts, a soccer and baseball/softball field, a playground and picnic tables.

Pioneer Park (aka Mission Hills Park)

  • Located in Mission Hills.
  • Dates back to the 1800’s.
  • Large grassy area, a playground and 2 tennis courts.

Trolley Barn Park

  • Located in University Heights.
  • Grassy area as well as a playground and benches.

Uptown San Diego Trails And Nature Preserves

Below is a list of the best trails and nature preserves that the area has to offer.

Florida Canyon

  • Located in Balboa Park.
  • Offers interconnecting trails on both sides of Florida Drive between Morley Field Drive and the Naval Medical Center.
  • Much more out in the open, than in a canyon, it still is a fun walk or run.

Juniper Canyon

  • Located in North Park.
  • Small, dirt trail.
  • Trailheads are located at Nutmeg Street and Juniper Street.

Switzer Canyon

  • Located east of Balboa Park.
  • Physical boundry between the communities of South Park and North Park.
  • The trail is 0.8 miles out and back.

Uptown San Diego Schools

Children living in Uptown San Diego are served by the San Diego Unified School District.
